how long does it take for a quitclaim deed and how to I go about it?
My father has willed the house to me when he passes; he only has months to live as he is battling cancer. I am thinking a quitclaim deed is what I need to have so I can sell the house after his passing and not wait for probate. I live in another state and have a mortgage there and cannot afford to pay 2 mortgages. Time is running out and wondering my best option and how to accomplish this.

Sorry to hear about your father.
A quitclaim deed releases your father's entire right, title and interest in the property to you. The quitclaim deed is signed in the presence of a notary and becomes effective upon being recorded (filed with the County Recorder's office).
