What should my agreement with my landlord contain in it for prepaid rent?

I am paying my rent in full for a year.

While that seems like a great idea at first what if something goes wrong and you have to leave?  Then you will have to sue him for the rent already paid.  So you need to make sure that the lease is properly worded so that you do not waive this right (which you probably would not under the law in your state but actually stating it is always a good idea).  I would STRONGLY suggest that you seek help from an attorney in this matter.  Good luck.
