If the realtor is not doing the contract requires him or her to due, then he or she is in breach of contract and you can terminate the contract--that is, fire the realtor--for that reason. But you have to be able to show not only that the realtor is subpotimal or lazy: you have to be able to point to specific things the contract required them to do, which they are not.
