I have given the keys back to the realtor. The realtor says I’m getting my deposit back from the owner. What should I do? Would I really have to go to small claims court?

Did you request the return of the deposit from the property owner?  In Arizona, the fourteen days doesn't start until you demand of the landlord that s/he refund the deposit.  Also, the fourteen days does not include weekends and legal holidays.
