How do I remove parties from titleusing a warranty deed?

I am on title with my aunt and uncle. In order to obtain an equity loan in my name only, they need to deed me their interest but I am told that quitclaims are no longer valid in TX and that I must use a warranty deed. Would the warranty deed then transfer from me and themas grantors, to just me as grantee?
