According to the law in Arizona, the landlord can deduct from the security deposit for the amount of damages which the landlord has suffered dur to tenant's damaging of the rental unit.  If you so damaged (stained, tore, etc...) the carpet that it needed to be replaced, you can be charged for that.  If you so damaged the walls (i.e. drew on them) that they needed painted, then you can be charged for that.  But you can not be charged for normal wear and tear.
