Why would a seller go though a title company instead of a realtor,

Landlord wants us to

Possibly to save money--to avoid paying the realtor commission of typically 5% or 6%. Title companies typically charge a flat fee that is lower or less than the commission on a house. Essentially, he's doing a "for sale by owner" in terms of marketing the house directly to you without a realtor, while letting the title company handle paperwork and logistics.
