i am buying a house from my in laws they are financing it themselves but want some assurance that they are going to be paid what needs to be filed to give them some assurance?

I am not admitted in PA but you should go and see an attorney for help with this to make sure that it is done correctly. Ask the attorney to prepare a contract for sale and a mortgage note for filing. He/she can also prepare the deed transfer to your name which should be filed to protect you as well. Although everything is amicable now things can turn unexpectedly. Doing this without the help of an attorney is not wise.
