Possibly. Possibly not. In the state of North Dakota the contract - as really any where - will govern what your rights and obligations are in a real estate agreement. But fuirst of all it is generally the seller that pays the broker's fee and not the buyer, unless you are a renter. If you are a renter then the broker had to have been the one to find a renter that is "ready, willing and able" or tbe what is called the "procuring cause" in the transaction.
