a lease is a binding contract. to get out of it is not a very easy thing to do. you need to read the terms of the lease to see what it says about this type of situation. Once you do that if it gives you an out than you will have no further issue. if not i advise consulting a local attorney. they can help you review the wording, see if there are any loop holes available and help you move forward.

Also i would suggest trying to talk to the landlord, if they understand they may be willing to work with you to lower rent or give you a month leeway or something. it is worth trying that before anything else, if it wont work than i would suggest getting an attorney. good luck
