You are responsible for any negative difference in rent for the month. Say you and the new tenant each pay $1,000 per month and they move in on the 15th; you'd owe $500 for half the month. If they move in on the 15th and pay $1,200 per month, they'd pay $600 for half the month and you'd owe $400; if they only pay $800 per month, they'd pay $400 for the half month and you'd owe $600; etc.
