You can sue the seller: a contract, including a home sale contract, is enforceable in court. If you have complied with your obligations under it, the seller must comply with his--and sell. If he has not, he has violated the contract and be sued for "breach of contract." You can sue him for "specific performance," or for a court order compelling him to sell the house to you, and/or for monetary compensation, such as reimbursement of all costs or losses his failure to sell has caused you. Due to the value of what is at stake, and the added procedural complexity of seeking specific performance (it is more complex that seeking only money), you are strongly advised to retain an attorney to help you.
