How best to purchase a house?

My son is the first owner of the house which he bought it from the builder. I am going to buy the house from him and pay cash. Can we do this transaction ourselves through the county clerk office without using the title company? Also, is it OK with not buying a title insurance?

I always recommend that whenever one purchases real property that title insurance be obtained to cover some unforeseen issues. I also recommend that a real estate attorney be consulted on the sale to assist in drawing up the proper contract and establishing a third party escrow.

Buying real property is a big investment and proper precautions as suggested above should be done. As to not using a title/escrow company, that is allowed but not recommended. I suggest that you consult further with a real estate attorney about your matter.
