I am so sorry for your loss.  I am assuming that your sister left a Last Will and Testament that lists you as the beneficiary of the homes, correct?  Are yu also listed as the executor of the estate?  Well whom ever is listed needs to be appointed in the state where your sister legally resided at the time of her death.  She can not have legally resided in two different states.  So a Probate proceeding will need to be started in her residential state and then an ancillary probate proceeding has to be started in the state where the other home is located. Simplifying the situation - and not dealing with any other issues involving her estate - real property os transferred via Executor's Deed.  Legal help is a really good idea here.  Good luck.
