If my father died and left property to my sisters and I, what is the simplest and least expensive legal procedure to put it in our names to sell in the future?

He died 15 years ago and left a small, undeveloped lot worth about 2K to me (executrix) and my sisters, which we discovered only when a tax bill was received years ago. We have paid the meager tax bills each year but may want to sell it now, however only my dad is listed on the deed. As executrix, all I did was close his apartment./bank account and make funeral arrangements. The fact is that he dies almost peniless.
