Good question. It all depends upon why your boyfriend who lives in your house has out thousands of dollars of his money into your home. Do you have a written or oral lease agreement with him for him to live in your home?

If so, read the agreement as to what his obligations are for rental payment. If he does not pay monthly rental, the moneys spent for renovations could be considered his rental payments to you or a simple gift if made with no expectations for reimbursement. I suggest that you get a written agreement with him setting forth the purpose of the costs he made for your home as a safeguard to you in the future if things do not in the end work out between you and him.
