In general, a fixture is something which has been attached to real estate in such a way that removing it would do harm to the building.   A mirror could be considered more personal property but say a mirrored medicine cabinet that is hung in a bathroom could be a fixture.  How the property is affixed is one of the factors that the court will look at.  The best thing to do is to list the items that you wish to exclude in the real estate contract.  Good luck.
