When the deed is signed: that represents the actual transfer of ownership. Purchasing at the sheriff's sales gives you a legally enforceable right to get the home--i.e. you could sue to enforce the sale and/or for compensation if it was not transferred to you--but only when the deed is signed by the sheriff and buyer does the transfer actually occur.
