It is possible for a sixteen (16) year who is deemed a minor in the United States to sign a written lease to rent an apartment. However, under the laws of all states in this country, a minor (person under the age of eighteen [18] years) is not deemed legally able to contract.

This means that if a minor signs a contract to lease an apartment, he or she can rescind (cancel) the contract during the time period while under the age of eighteen (18) years of age because when the contract was entered into the minor was legally incapable of entering into a valid contract.

Should that happen, there is nothing the landlord can do preventing the rescission of the contract by the minor.
