I suggest have a month to month lease.  this way you can end the lease when you know the date of the sale.  in a month to month lease, you will be able to get rid of the tenant at any time whiling awaiting the shortsale to get completed.  If you rather do a lease for a short term, then put in 2 months and then have the lease run month to month untill the sale and then provide the tenant with notice to leave.
