If I signed a renewal lease for 6 months 3 days ago but I need to cancel it and do a month by month basis rent, can my lease be modified or am I stuck?

I already paid rent for next month, which is when the new lease starts.

If your landlord is willing to amend the written lease that you signed for a six (6) month term to a month-to-month term then such is allowable and legal. Make sure that is done in writing and signed by you and the landlord. If the landlord does not want to amend the lease, then you are bound to the six (6) month term you signed.
