Whether or not you are contractually bound to vacate your rental when the landlord is showing the unit to others depends upon what your presumed written lease states. If it states such, then you do. If it does not, then you can remain in the unit during the showing.
Ordinarily, a tenant makes himself or herself scarce when the landlord is showing the rental to a third party.
