If you own a property where you have tenants with recreational vehicles, you can very well shut off the utilities of a tenant who is behind in his or her rent and lock the tongue of his or her trailer preventing its movement.
If you do the above acts, you will very well be subject to a civil action by the tenant who is behind in rent in that under the laws of all states in this country, a landlord cannot use self help to pressure a tenant in a lease who is behind in rent.
In your situation, I suggest that you retain a landlord tenant attorney to assist you in the above situation with the delinquent tenant. I suggest a 3 day notice to pay or quit to be served on the tenant or a 30 day notice.
