How best to handle a security deposit deduction regarding the neglect of a pool?

The pool is dark green and will require a number of hours and costs to return it to a clean condition. Also, the tenant’s  painted a room a dark color and it must be repainted back and they ruined the carpet in 2 rooms due to lack of cleaning. How do I know what amounts to deduct?

If the tenants that you are writing about breached the terms of the lease they had with you resulting in damages where there security deposit is at risk and you need to know the costs to assess them, you need to get estimates for the costs for the pool clean up, repainting and carpet cleaning from people who do this type of work.

Once you get the estimates for the repair work needed to be done, the total will be the amount to debit from the former tenants' security deposit.
