So I am making certain assumptions here: one, that you have a written lease and two, that the late payment fee is in there and was agreed to, correct?  Then all you really need to do is to write them a letter advising them that "pursuant to paragraph 123 of the lease dated xyz, any rent paid after X date incurs an additional fee of $ as added rent thereunder" or something like that.  Generally the fees are termed "added rent" but use the wording of the clause in the lease.  But I might caution you: did you accept the rental payment already without the fee?  Then write this letter quickly so that you can establish that you have NOT waived the fee. Or else uoi may be in for an argument and out of luck. Good luck.
