How long does a landlord have to replace a refrigerator?
My tenant’s refrigerator went out this morning, and a repairman is there fixing it. He may need to order a part that could take 3 days to deliver and install. What is my responsibility as a landlord in terms of providing a replacement fridge as the other fridge is being fixed?

Unless the presumed written lease that tyou have with your tenant has an express provision for a time table for the replacement of an appliance, custom and practice in the real estate industry and under the law is that the landlord must use his or her best efforts to promptly make repairs and get a new appliance for a tenant.
From what you have written, it sounds as though you are in compliance with the law. You might ask the tenant about an option of a rented refrigerator or a small reduction in rent for any inconvenience.
