Owners (landlords) of rentals have no set time period to advise a former tenant of needed repairs once the tenant vacates the rental. However, as to returning one's security deposit, most states in this country have a requirement that between 21 and 45 days of move out, the landlord must return a former tenant's security deposit to him or her.
If the full amount of the security deposit is not returned in this time period, the landlord must provide an itemization of what the used security deposit was used for with receipts and invoices to the former tenant in the 21 to 45 day period.
As to actual damages claimed by the landlord and notification to the former tenant, prudence suggests that such be done before the new tenant moves in.
