A quit claim deed is a "quick" conveyance in property between parties but there are no guarantees with it.  In other words, it does not guarantee that there are any liens or encumbrances on a property. The deed is taken subject to the liens.  Please speak with a real estate attorney before you do any transfers.  Good luck.
