How can I evict a life tenant?

I am the remainderman on a life lease property. The life tenant has failed to pay the property taxes in 3 years and has let the property fall into severe disrepair. What recourse do I have to evict her?

Generally speaking you can not "evict" a life tenant unless you can prove that they have committed some type of wrong to the property (some states call it "waste").  But it is not something that you should think to attempton your own.  It is not like a "regular" tenant and you were not the grantor of the life estate.  You have "standing" - the right to bring certainactions under the law - because of your remainderman interest but how the law will categorize the matter will be something that only a local attorney will be able to tell you.  Bring allt eh documentation with you regarding the life estate and the present condition of the property.  Good luck.
