Certificate of occupancy
Hi I bought my house in 2010 that was a
foreclosure in New Jersey and never
obtained the certificate of occupancy.
I’m in the middle of selling the house
now and am wondering what I need to do
in order to obtain it now. Also are
there any consequences I will face?

You will need the certificate of occupancy to sell it: you won't be able to legally sell it without one. So you really have no options but to contact your town, explain the situation, let them know you never received a C of O, have the home inspected, make whatever repairs or changes are necessary to qualify for a C of O, and pay whatever fines are required. If the fines seem too large, retain an attorney to challenge them, though under the circumstances, they may be minimal or moderate.
