In Washington, a landlord is required to give 48 hours notice before entering the tenant's rental property.
If it is an emergency, no notice is required. Washington law also provides that no notice is required if the entry by the landlord is to address an urgent problem.
If the landlord is showing the property to a prospective tenant or purchaser, 24 hours notice to the current tenant is required.
