I HAVE GUEST AT MY PLACE AND SHE IS TELLING US SHE WANTS A 400.$ INCREASE. SHE HAS ALREADY CHANGED MY RENT 2 TIME IN THE PAST 2 MONTHS. i THOUGHT THAT WITH AN ORAL AGREEMENT SHE HAD TO GIVE A THIRTY DAY NTICE TO INCREASE THE RENT .

In most states, at the very least, no rent increase would go into effect for at least one full rent month, because an oral lease is usually from month to month. And I think most courts would demand a very good explanation for a $400 increase, before striking it down as unreasonable.
