Under the laws of all states in this country, a three day notice to pay or quit sent a tenant for unpaid rent is to cover only the amount unpaid for rent at the time plus any allows late fees. Attorney's fees and pre-paid rent is not allowed to be demanded by the landlord in such a notice.
