In a month to month tenancy a landlord essentially can terminate the tenancy for whatever legitimate reason he or she desires including the tenant's refusal to cooperate with allowing the placement of a lock box on the rented unit.

So long as the landlord gives the requisite 30 day written notice under the circumstances that you are writing about, what the landlord desires to do is in accord with the law.
