No, a commercial landlord may not do this. All lock out require court action; landlords are not allowed to themselves simply lock tenants out. While a commerical tenant receives less protection than a residential tenant--and nonpayment of rent is a straightforward and fast reason to lock someone out in any event--the landlord stlll had to bring an eviction action to lock the tenant out. The tenant may now bring his/her/its own legal action, seeking reinstatement in the property and/or damages for an improper eviction.
