The tenant has to be out the day the lease expires--that is, if the last day of the lease is June 30, 2012, the last day the tenant can be there is June 30, 2012. There is no "grace period" for moving out, even if the tenant needs to find a new premises or arrange for moving. If the tenant holds over past the expiration of the lease, the landlord may bring and eviction action and/or sue for pro rata holdover rent (e.g. if the tenant remains an extra week, sue for 1 week's rent).
