As the landlord, if Isigned a lease 2 days ago and want out what are my options?

 I have not received or deposited any monies yet.

Unfortunately, if you signed the lease, you are obligated to it--whether or not it was 2 hours, 2 days, or 2 weeks ago, or whether you have yet received any money (though see below), once you sign, you are obligated.

However, if the tenant does not honor his or her obligations under the lease, that failure or breach may provide you grounds to terminate the lease without penalty to you. So, for example, if under the lease, the tenant should have paid you money already but has not, that failure might constitute a breach on the tenant's part which would justify ending the tenancy, terminating the lease, and taking back possession of the premises.
