If you file a quitclaim deed, you will give up your entire right, title, and interest in the property. The quitclaim deed can transfer the property to your mother. The quitclaim deed must be signed in the presence of a notary. The quitclaim deed becomes effective upon being recorded (filed with the County Recorder's office).
